## Value Engineering is not a hunt for cheaper material. We look for the detail that does the same job with fewer parts.

On a facade, Value Engineering starts with the job a surface has to do: bring in light, resist wind and water, or make an architectural form. Only then do we compare details that do that job more simply while still carrying a defensible load path.

## How facade Value Engineering works

A sound alternative asks what the detail actually needs to achieve, before it touches the material.

- **Start with the surface's job**: Glass belongs where the space behind it needs daylight and a view. A solid surface can take another system. Settling that function first stops a square-metre rate from making a decision that belongs to the building.
- **Keep the load path intact**: Every alternative still has to explain where wind, self-weight, and building movement go. A detail that looks simpler is not fit to build until calculation shows that its supports and joints work.
- **Count parts and joints**: Joints, secondary framing, and sealing are not only an initial-cost item. Each brings fabrication, installation, inspection, and a point that needs attention later.
- **Compare like with like**: Two quotations can only be compared once they cover the same work: material, framing, interfaces, installation access, and responsibility when something goes wrong.
- **Decide before production**: The useful changes happen while drawings, profiles, and fabrication methods can still move. A detail changed after panels are ordered usually returns as a variation instead of a saving.

## Cutting specification without calculation is something else

Removing a component is Value Engineering only when the replacement detail still answers the same function and risk.

- Removing framing, a gasket, or a joint that looks unnecessary without understanding its job is specification cutting. The saving appears in the first quotation and often returns later as leakage, deflection, or repair work.
- Good Value Engineering often adds work at a point that was not properly considered before, such as an interface or a support. The aim is one system that works without work that has no function, and that is rarely the same as making every part cheaper.

## Example: making a fin through a different system

Fins and ornament are often drawn as folded ACP. That form can be built, but it carries work that is not always visible on an elevation.

- A folded ACP fin needs concealed joints and supporting framing behind it to hold its shape. Those joints need sealing, and both parts have to be fabricated, installed, and checked as one detail.
- For some forms, one extruded aluminium profile can make the same element in one length. It leaves a smoother face and no continuous joint along the fin to seal. On other shapes the arithmetic reverses: size, support, finish, and the package cost still get compared on the same drawing.
- One material does not always win. The useful Value Engineering question is which function must stay, which parts exist only because the first detail was complicated, and who carries the replacement detail through to construction.

## Questions about facade Value Engineering

The value of an alternative is measured by what continues to work after the detail changes.

- **What is Value Engineering for a facade?**
  It is the process of comparing how a facade performs its job, then proposing another detail or system that meets the same function and criteria more appropriately. Asking for a lower price is a different request.
- **Does Value Engineering always reduce cost?**
  Not on every line item. An alternative can add detail in one place to remove framing, joints, or repair risk elsewhere. Its value is judged across the system scope, not from one material price.
- **When should Value Engineering happen?**
  While the design, working drawings, and fabrication method can still change, before mass production or material orders begin. At that point an alternative can be calculated and compared without becoming extra site work.
- **Is replacing a specification with a cheaper material Value Engineering?**
  Not if the function, load path, water resistance, finish, and installation responsibility have not been checked again. Replacing material without answering those questions is specification cutting, not Value Engineering.
- **What should a Value Engineering proposal include?**
  A decision-ready proposal states the function retained, the drawing or detail that changes, the effect on fabrication and installation, and the scope being compared. That keeps a project from accepting a smaller number without knowing what moved or disappeared.
