## What a curtain wall is

The term gets used for any glass facade. Its technical meaning is narrower, and the difference shows up in the cost.

- A curtain wall is a glass and aluminium outer wall hung from the outside of a building. It carries its own weight, the wind, and the rain, but none of the floors or the roof. Take the curtain wall off and the building still stands.
- The frame is aluminium: upright bars called mullions, and cross bars called transoms. Together they form a grid, and each opening in that grid takes one panel.
- The panel is usually glass. It can also be aluminium composite panel, metal panel, or stone. The gaps between panels are closed with rubber gaskets and sealant, and the whole frame is tied back to the floor slab edge with steel brackets.
- What drives the cost is usually not the area of the facade. It is four other things: the height of the building, the type of glass, the distance between floors, and the shape of the facade. We calculate all four before quoting a number.

## Stick or unitized

Two ways of assembling the same system. The choice follows building height, schedule, and how far panels repeat.

- **Stick system**: Mullions, transoms, and glass are assembled piece by piece on site. Material cost is generally lower and site changes are easier to absorb.
- **Unitized system**: Panels are assembled and glazed in full at the factory, then installed floor by floor. Precision holds better because assembly happens in a controlled environment, and site installation is far quicker.

- **Fabrication**: Aluminium profiles come from the extrusion producer backing us, then are cut and fabricated in AFI's own workshop.
- **Testing, where the building calls for it**: Performance Mockup Unit testing is triggered by height and exposure, so not every project goes through it. Where yours does, our team is experienced in running it at accredited laboratories, covering air leakage, water penetration and structural load.
- **Installation & handover**: AFI's project team supervises scheduled installation and quality control on site through to handover.

- **What materials is a curtain wall made of?**
  The frame is extruded aluminium, as vertical mullions and horizontal transoms. The infill is glass, aluminium composite panel, metal panel, or stone. It is completed by structural sealant, gaskets, and steel brackets tying the frame back to the building. That material combination determines most of a facade's cost and weight.
- **How thick is a curtain wall?**
  Curtain wall glass is generally 8 to 12 mm as a single layer, and thicker where laminated or double glazing is used. Mullion depth has no standard figure: it follows the floor-to-floor span and the wind load at your building's height, so the number comes out of the calculation.
- **What is the difference between curtain wall and window wall?**
  A curtain wall sits outside the floor slab edge and runs continuously past several floors, hung from the building structure. A window wall sits between two floor slabs and is supported by the slab beneath it, one unit per floor. Because it passes the slab edge, a curtain wall needs fire safing at every floor and gondola access for cleaning. Which one suits a building is read from its height, wind load, slab arrangement and facade shape, not from the name of the system.
- **What is a window wall?**
  A window wall is a glazed facade system installed between two floor slabs, with its load carried by the slab below. Because it is installed from inside floor by floor, it does not always require a gondola. A cost comparison only becomes useful once both systems are scoped the same way.
- **When should unitized be used instead of stick?**
  Unitized usually makes sense above roughly ten storeys, where panels repeat and the installation schedule is tight. Stick makes sense where the facade design varies a lot or may still change. We calculate both when a project sits on the boundary.
