## Windows leak at the joints, not at the glass.

Almost every facade project brings its own doors and windows: the lobby, the service doors, the openings on the podium. We deliver them in the same package as the curtain wall, with a profile stiff enough for the span, the right gasket, and a drainage path that returns water to the outside.

## What decides whether a window stays tight

Water gets in through very small gaps, and wind pressure pushes it further.

- An aluminium window does not hold water out by sealing every gap. Some water always gets past the outer gasket. What is designed is where that water goes next: down inside the profile and back out through small holes along the bottom, called weep holes.
- When those holes get sealed over during installation, or were never made, the water stops inside the profile and finds its way inward instead. Leaks like that usually appear a few months after handover, and the source is rarely visible from inside the room.
- So a window is judged on three things that can be tested: air leakage, water leakage, and resistance to wind pressure. The figures follow from the building's height and location, and the profile, glass, and gaskets are then chosen to meet them.
- On a commercial building those three figures are normally written into the specification by the consultant. On smaller projects nobody sets them, and the window ends up chosen on price per unit.
- One more thing decides the outcome: who does the work. Openings are often bought separately from the curtain wall, so one building ends up with two suppliers, two standards of tightness, and a junction between them that belongs to neither. We do both, so the tightness figures match across the whole building and somebody has drawn that junction.

## What we settle before profiles are ordered

Nearly every decision that determines the result is made before anything is cut.

- **Profile selection**: Wall thickness and section shape decide how wide a sash can get before it deflects. A larger span calls for a deeper profile, and that is calculated before the sash size is fixed.
- **Backed by the extruder**: The aluminium profiles are backed by PT. Damai Abadi, an aluminium extrusion producer. Availability and consistency stay under control, including when one profile type has to be topped up mid-project.
- **Glass**: Thickness follows the sash area and the wind load at that height. For rooms taking direct sun, the coating on the glass does more for comfort inside than the thickness does.
- **Gaskets and sealant**: EPDM gaskets stay flexible far longer than cheap alternatives under Jakarta sun. It is a small line in the quotation, and the consequences show up years later.
- **Finish**: We do both, and usually recommend powder coating. Anodized colour comes out of a chemical process and varies between batches, so a replacement profile years later is hard to match against what is already installed.
- **Doors**: A door takes loads a window never sees: thousands of opening cycles, wind catching it while open, and often a role as an escape route. Hinges, closers, and the frame are selected against that use.

## When your opening is really curtain wall

Some elevations drawn as a row of windows are really one glass wall.

- Glass running continuously past several floors with no wall interrupting it.
- Glass covering nearly the whole face of the building, with solid wall only in a few places.
- A high-rise, where installing and later repairing units from outside becomes expensive and risky.
- A requirement to leak-test a whole facade area as a single assembly.

If your elevation fits any of those, we will say so early and price it as curtain wall. The work does not change hands: your building almost certainly still has doors and windows elsewhere, and both come in the same package.

## Questions we get asked

Some come from owners whose windows have already leaked.

- **What is the difference between aluminium windows and curtain wall?**
  A window sits inside an opening in a wall that already exists, and that wall carries the load around it. Curtain wall is a continuous outer skin hung in front of the structure, replacing the wall, and carrying wind load and rain as one system. The test is simple: if there is still wall between the panes forming an opening, it is a window.
- **Why is my new window already leaking?**
  Water rarely comes through the glass. It usually enters at the joint between the window frame and the wall, at a frame corner that was not sealed properly, or it stops inside the profile because the drainage holes were sealed over. All three can be checked without taking the glass out.
- **Anodizing or powder coating?**
  We do both, and on most projects we recommend powder coating. The reason is colour consistency. Anodizing is formed through a chemical process, and the colour it produces varies from batch to batch. That difference surfaces years later, when one section needs replacing and the new profile does not quite match what is already there. Powder coating uses a colour code that can be reordered. The anodized layer itself is hard and long-lasting, so where the architect wants that metallic look, we will do it.
- **Does AFI take on windows and doors on their own?**
  Yes. On most projects the doors and windows come packaged with the curtain wall, and that is what we recommend, because the tightness figures then match across the whole building. - **What do you need from me to quote?**
  Plans and elevations, the size of each opening, the floor level each unit sits at, and the glass type if the architect has specified one. If there are no drawings yet, photographs of the openings with their dimensions are enough to start. The thing that most often throws a quotation out is an unstated floor level, because that figure sets the wind load.
