How it works

The stages are the same as on any facade project. What moves is who signs for the result.

You arrive with the architect's drawings, or with nothing more than elevations and a budget figure. We turn that into a facade system: choosing the system type, calculating wind load at your building's height, setting the glass make-up, and handing it back as drawings and numbers you can decide on.

Once approved, the work runs on one track. Shop drawings, profile ordering, fabrication in our own workshop, delivery, and installation stay with the same team. A change at one stage does not have to be renegotiated with another party first.

At handover, one party answers for the result. If there is a leak, there is no argument about who drew it wrong and who fitted it wrong, because they are the same people.

The arrangement trades some control over detailing for certainty about responsibility. For an owner without an in-house technical team to supervise three parties at once, that trade usually pays.

What is included

Six stages, one contract, and the same team from the first calculation to handover.

System design

System type, panel module size, and glass make-up, calculated against the wind load for your building's height and location.

A budget you can decide on

Costs broken down by elevation and by system, so you can see where the money sits before committing. Cheaper alternatives come with their consequences attached.

Shop drawings and approvals

Shop drawings, connection details, and seeing them through consultant approval. This stage is a common cause of programme slip, and holding it ourselves is what makes it controllable.

Procurement

The aluminium profiles are backed by PT. Damai Abadi, an aluminium extrusion producer. Glass, gaskets, and sealants are ordered to the approved specification.

Fabrication

Cutting, machining, and assembly happen in our own workshop. A dimension error gets found there, not on the twentieth floor.

Installation and handover

Installed by the same team that drew and assembled it, through site testing to handover.

When this is the wrong way to buy

The trade between control and accountability does not always fall your way.

  • Your architect has already detailed the facade down to the joints, and those details cannot change. What you need is a contractor, and that is different work.
  • The package is small, so design cost becomes an unreasonable share of its value.
  • You want to compare several quotations against identical drawings. Design & Build produces differing proposals, which are hard to line up figure against figure.
  • The project contracts already separate design from construction, and that separation cannot be reopened.

If any of those apply, we can still take the construction scope on its own. We are simply more useful while there is still room to change how the facade gets built.

Questions we get asked

Most come from owners deciding how to package the facade works.

What is Design & Build on facade work?
One party carries both the facade system design and its construction, under a single contract. The design side covers system selection, wind load calculation, glass make-up, and connection details; the construction side covers shop drawings, procurement, fabrication, and installation. What distinguishes it from the usual route is that there is no contract boundary between the two.
How is that different from appointing a facade contractor?
A facade contractor builds drawings somebody else produced, and its responsibility ends at matching them. If the drawings themselves are the problem, the cost comes back to you. Under Design & Build the design and the construction sit with the same party, so a design error is ours to carry.
Is my architect still involved?
Yes. The architectural design stays with your architect: the appearance, the proportions, the colours, the rhythm of the facade. We determine how to achieve it: which system, which profiles, and how the panels meet. Any proposal that would change the appearance goes back to the architect before it is built.
Does Design & Build cost more?
Design becomes part of the price, so the opening figure can look higher than a construction-only quotation. What shrinks is the cost that normally surfaces later: drawings redone, material ordered wrong, and remedial work nobody has clearly agreed to pay for. Comparing the two figures is only fair once both have been counted.
When should we bring AFI in?
At schematic design, while the system and module sizes are still unfixed. Up to that point, changing a choice costs almost nothing. Once shop drawings are approved and profiles are ordered, most options have closed and what remains is expensive to apply.
