Why we don't publish a facade price list.
Two buildings with the same facade area can land far apart on price without either quote being wrong. System, glass, wind load and installation method do most of the moving.
A facade price does not come off a list
AFI has no fixed rate per square metre. A contractor carrying one number for every building is selling a product, and a facade is not sold that way.
A thousand square metres of curtain wall on two different buildings can differ by a wide margin, and both numbers are still right. The specification does most of the work on the price.
So we quote per project, against your drawings and the performance the building has to deliver.
What moves the number
How much each of these weighs shifts from building to building. On a high-rise, wind load often pushes almost everything else around.
- System type
- Stick, unitized and ACP are three different products, split differently between the factory and the site. Unitized costs more to fabricate and less to install, and that trade reshapes your programme.
- Glass build-up
- Single, double, laminated, low-e coating, thickness. On a curtain-wall package the glass is often the single largest line.
- Wind load and exposure
- Height and location set the design pressure, and that pressure sets profile depth and glass thickness. A tower on an exposed coast and a four-storey building inland do not get the same section.
- Profile sections and aluminium weight
- Aluminium is priced by the kilogram, so a section depth chosen at design stage follows the job through to the last panel.
- Finish
- Powder coating and anodizing differ in cost, and differ again in how they behave years later. We recommend powder coating, and the reason is colour matching when a profile gets replaced.
- Quantity and site conditions
- Working over a building that stays open, or on a site with no crane access, is not the same job as an empty plot.
- Programme
- A compressed installation sequence needs more crews and more shifts, and that shows up in the price.
Where Value Engineering fits
Value Engineering is part of how we reach a number, not a discount applied once the number exists.
When a specified facade does not fit the budget, we propose a different system, profile or glass build-up that still meets the safety criteria: wind load, deflection, water tightness. We also say plainly what we will not trade away.
There is most room for this before the specification freezes. Once it is locked and out to tender, what remains is usually small adjustments.
We are not chasing the lowest bid
Our position is bukan yang termurah, tapi paling optimal: not the cheapest, the most optimal.
A very cheap facade price is usually bought by giving up water tightness or structural margin. Both are paid for later, by the building's owner, after it is standing.
House-scale work is not priced on this page. That goes to Birumu, AFI's own product line for homeowners, positioned on quality at an affordable price. The affordable framing belongs to Birumu, and it is not how AFI sells a building facade.
What to send us
Drawings and location change the answer most. We can cover other gaps with assumptions we state up front, then correct them once the data arrives.

- 04The specification if one exists, or the performance requirement if it does not.
- 05Target programme, especially the date the facade has to be watertight.

- Can I get a rough price over the phone?
- Yes, and we will give a range together with the assumptions behind it. That range moves as soon as drawings and a location arrive, so treat it as budget orientation rather than a quote.
- How long does a quote take?
- It depends on how complete the drawings are. With clear elevations and a specification, the calculation moves quickly. Without a specification, part of the time goes into establishing the performance criteria first, and that work stays useful to you even if you end up appointing someone else.
- Does AFI bid open tenders?
- We do. Worth knowing: an open tender has usually closed the door on Value Engineering already, because the specification was locked before the documents went out and every bidder is pricing the same thing. If what you want is a cheaper route to the same performance, talk to us before the tender documents are drawn up.
- Does the price include calculation and testing?
- Strength calculation and shop drawings are part of our scope. A Performance Mockup Unit test is different: it is triggered by a building's height and exposure, it runs at an accredited external laboratory, and it enters a quote only when your building actually calls for one.
